I would love to have 2 Sidebars, Widgetready and Contentarea fluid.
Are any of you know such a great theme (may be even for some $)?

Your best bet would be googling. Although i know of one designer who does SEO friendly templates for wordpress and directories. He has some pre-mades available and also does custom work for $
