Need out of the box ideas

Hey guys,

I started a forum designed for people looking into Real Estate and Real Estate Financing. This is a consumer based website for an average Joe that knows nothing about home ownership. www.alishomeguide.com

Although I started up the site late July, I had no time to fool around with it till now. Had a promotion and a lot of stuff going around. Now I want to get this baby up and running. To pump start it, I'm leaning towards google adwords, and yahoo paid advertising. It worked fairly well for my first forums but will be a bit more complicated for the new ones.

I want to know what you think the most effective keywords are to gain the attention of average Joe's and not Professionals? Keywords like "Real Estate Discussion" attracts Realtors and Loan Officers. I want to attract the ordinary person. So any suggestions on keywords would be great!

Also on a side note, I do have a seperate set of forums for industry professionals. The Loan Officer Database
I have a PR3 and will definitely link between the forums. This site has been removed from life support and is doing fairly well. It could use more traffic, but then again I dont expect it to grow super fast because of the specific demographic it's aimed at.

I would look into two things : https://adwords.google.com/select/KeywordToolExternal to get words, and then, try to think like people you target :
"help with loan"
"cheap estate"
"estate forum"
