Approaching advertising clients

Hi there, since I finally consider my site to be ready for advertising clients, I'd like to get an idea on how much you people charge companies for ad locations on your sites (forumhome, subforums)?

Furthermore I'm interested in hearing about how you approach possible clients and what figures you share with them to underline the value of advertising on your site (maybe uniques only?).

I'm thinking about mailing companies, offering ad locations for a fixed monthly fee. Is this a suitable method? Has anybody any experiences to share?

BTW: how many absolutely unique visitors do you consider a strong pro argument for my site and what is more important in the price debate: "Absolute Unique Visitors", "New and Returning", ...?

The main thing to do is to set up a media kit.

I would also suggest NOT getting to complex, forum home/subforums/ etc etc as it turns into a maintenance and tracking nightmare.

I do site-wide, or not at all.
